Unrestored Original Owner Action # 1 in sept Comicconnect auction

This book will be offered in Sept Auction. Only details I know at this time is that it was bought in 1938 and this is the first time it has been for sale outside of that year.It is unrestored, grade presently unknown.

Thats a tuffy to grade.at 1st glance it almost looks high grade until you see the subtle tears.page edges look off white/white...Im thinking 4.5..what ya think?

2 large tears, rounded lower right hand corner edge of cover and pages and whatever else you guys see at 1st glance. I know I know its awesome.
