please grade my ss4 please

Hello this is my holy grail item that i found a day ago whilst rummaging through the very last of the stuff that was in my new home in the loft.  I'm just going tell you a bit about condition of comic and then see if you guys will be sweet and tell me your opinions on getting this sent in to be slabbed and your best guesses on grading please.

FRONT COVER - Spine is split in top left corner  by 1 and half inch and cover is coming away from rest of cover, both staples are still intact and haven't been moved as far as i can tell, water stain too in this area, also a crease down left side of cover with some colour loss (as if comic was folded at some point).

Stain on bottom left corner of cover and penetrates through to inside cover page. (some colour to stainage too)

some dents like they leant on comic whilst writing on something else. No actual pen/pencil marks.

bottom right corner crease and some tears (tiny) bottom edging and sides.

as there is some movement because of split in spine, that in top right corner there is some rolled over looking like is occurring or rounded edge to page.

BACK COVER - Top left corner folded crease, top right corner some water mark or stain and damp got there and on spine which does look like its moved slightly. page colour has discolouration in places, marks too and unfortunately something been gnawing away at left side edge of back cover page.

DONT FORGET - This comic was in old deteriorated plastic carrier bag in loft and not in any folder or protective wallet.

give me honest guesses what would you grade this comic at? many thanks

@Liza761 i've had spine splits come back as high as 3.0.....

with the staining it might hit 2.5.... really not a bad looking book all things considered ^^

so my initial response is 2.5 maybe 3.0 with a press to get the spine roll out.
