I would def go against your norm and get it cleaned and pressed.

I will agree with @Wolverinex and @kav with 3.5 in current form.

pressing and cleaning could raise it to 4.0 but mostly the defects-tears and whatnot-are unfixable.  It could with pressing and cleaning just be a good presenting 3.5.
