VERY VERY VERY happy with this one.

 

Non color-breaking creases on cover, bend down the center. Small 1/2" spine split at top. Circular stain/dent on back cover that extends into a few of the last interior pages. Left edge tear on back cover. Staples are secure at cover and centerfold.

lot's of stuff to consider on this one. book is fairly presentable and that's the good news. that back cover damge is extensive. multiple tears, dirt, spine stress, the big circular mark and the huge water stain that you mentioned goes into other pages.

 

i'm thinking no higher than 2.5..............

 

still a presentable X-Men #1 is something to love...................
