Ok so this small wall has the other modern splash (Tom Grummett X-Men) and sketch (Alan Kupperberg commission) that didn’t fit on the previous wall. LOL. So I consider this wall the “Modern art extension” 😂

I'm also in the UK and realise they don't come around too often. However for grading purposes have you considered going through one of the approved dealers that CGC have listed? Takes away the hassle of arranging all your own insurance etc.
Also a Brit, I luckily completed my early X-men years ago, but never got them graded. Now I am regretting not getting them graded when I bought them as not only is the postage high, but most of the books now fall into the 'Walkthrough' fee scale so the costs are high. At the moment, I would rather waste the money on comics than grading, but at some stage I will need to consider getting books graded, but then the question is which ones!?!?!?!?

It is more likely the treatment of the books once they reached the UK being the reason for many being lower grades. I remember trading comics in schools, bundles at a time, reading comics in dentist and doctors waiting rooms, which were just thrown about like magazines are today.

To add, a lot of the paper material exported to the UK from the USA was deemed ship ballast, so was not treated at all well. So getting silver age pence books in grades higher than VF is difficult. As you said the market is seeing a shift in the value of pence copies, and luckily for us (in the UK) a lot of UK collectors still turn their noses up at them - so more for us true connoisseurs.

Our oldest swiped that chair for his gaming area, which forced me to move in the racks.
The ASM 100 and Star Wars on the back wall are recreations I did some years ago. The DETOLF is not something I photographed entirely it looks like, but you can get a bit of a closer look with these
A Batman figural prototype run I built together with my youngest - they all vary from different stages of prototyping, from clay, waxes, hardcopy's, molds, and first shots - all dating from 1966 to around the early 2000's. There are quite a few additions not shown here but this can be a tough display to photograph due to glare so I went with the one that looked best from my awful attempts at photographing it.
This is the first version of the store bin with header I got from @Rip for the series one diecast line, I had the full run but decided to focus instead on the Canadian bilingual, and am looking for the X-Wing and regular TIE Fighter carded to finish the run. The art on the wall are Star Wars Sunday pages which can be seen here
Awesome room.
So many questions, but I will leave it with one, the hanging comics on the Whitman Spinner still in their original bags?

The carpet was not as dark as I thought it would be, but it does match the wall colour (and the two tones adds character).
The comic boxes and other containers to the left are books that need to be sorted into the filing cabinets.
Finally the chair will be changed for a grey one that rotates and reclines.
