The bindery tears/chips usually get a pass with otherwise high grade (9.0+) and peds. In this case, I think it brings the grade down for me. Otherwise, it would be in the 6.5 - 7.0 range for me. CGC is often much looser on their grading, so I wouldn't be surprised if this book got a 6.5 - 7.0

It reminds me of Action Comics #1 that has similar top and bottom splits.  It graded 9.0 with white pages.  Congrats for the beautiful book and nice grade you have long expected.
