The only major problem is that the center pages have come detached from the rest of the book. I'm not 100% sure but it might actually fit back in if slid in correctly.

I'm not so sure the damage is largely confined to the staples and it doesn't have the nibbled look of rodent chew. It looks more to me like it was just old fashioned abuse.
