PGM Demon #1 - 1st Appearance of Etrigan The demon 0

On a horror tear, kicking off with this Demon #1, apparently hard to obtain in high grade (recent pickup from Heroes Con).

Appreciate thoughts on where this will land, will be submitted for clean and press with CGC.

8.5/9.0 assuming that is not a water stain on top left back cover. Nice book.

8.5 IMHO Bindery tears, TRFC CB corner crease, BRFC blunted corner (?), minor edge wear middle of bottom front cover, minor spine wear, dirt on back cover. The book would likely not improve any grade with a clean and press however, it would definitley present better!

I see only tiny crease top right front corner, guessing that's just dirt on back and not stain.
