Looking at the pics the book appears to be in GD/VG 3.0 range, the only issue I see is the large corner tear where the piece is barely holding on, if that piece becomes completely detached it may or may not still receive a grade in that range from CGC, you can use an archival tape on the inside cover to resecure the torn/hanging piece. https://www.cgccomics.com/news/article/3327/CGC-Modifies-Stance-on-Grading-Submissions-with-Tape/ We also cannot see the any interior pages, centerfold, cover attachment, rear cover photo's which could lower/alter the grade, you can ask the seller for more photo's. For me it is really hard to tell since the entire book was printed on newsprint. From what I have seen online the jagged outer edge and perforation marks all seem to be normal. What I do see is blunted/rounded corners, a severe crunch at the lower left corner on the front cover and lower right of the rear cover, the spine appears to be wrinkled/creased (hard to tell), writing on rear cover. Without having this book in front of me I can only ballpark and even that is a guess... VG/FN 5.0 to FN 6.0

Since you are looking to sell, I would send it in for grading, even though it will grade as NG (No Grade), the authenticity of the book will be verified making it easier to sell. If you find and marry a cover and then send it in for grading the book will receive a Purple Restored or Green Qualified Label since the cover is not original to that book, what the actual grade would be?

Take this with a grain of salt since I do not have my books graded, when the book was graded the piece missing on the back cover/lower edge was taken into consideration, chances are you will not receive a higher grade, however, books are graded in their entirety and a piece missing (unless stated in black and white) is going to be up to the individual grader on how much of a grade reduction the book will take. CGC seems to change its grading standards on a regular basis, someone with more experience with todays CGC will have to chime in, maybe pieces missing is even mentioned in the new CGC Grading Guide. Just an FYI...Pieces Missing VG/FN 5.0 - None allowed VG 4.0 - As much as a 1/4" triangle can be missing out of the corner or edge; a missing 1/8" square is also acceptable. GD/VG 3.0 - A triangle from 1/4" to 1/2" can be missing out of the corner or edge; a missing 1/8" to 1/4" square is also acceptable. GD 2.0 - The largest piece allowed missing from the front or back cover is usually a 1/2" triangle or a 1/4" square, FR/GD 1.5 - Up to 1/10 of the back cover may be missing.

Slight to minor corner wear with come color loss, some color loss along the top of the outer edge, slight spine stress with a few small spine ticks some slightly break color., small crease/dent along outer edge (as shown in pic) does not appear to break color. The color loss along the lower spine may be a bindery issue (IDK), if it is, it should not really affect the grade, if it is color rub, then yes it will affect the grade.
