I don't think it's an outlier.  This book is very difficult to find in top shape.  There are zero 9.8 copies, making this a top census example, and it's only one of six at that.  

With that said, my 9.6 copy sold for under $400 just two short years ago.

And no, I'm not happy either.  Tell your friend we should probably coordinate to make sure we don't make a mess out of the next one that pops up.
