Imo, that should be a keeper unless you get an out of this world offer. I'm sure you know thats one of the tougher later FF's to find in HG.

Since the book is currently still quite difficult to find in this shape, selling it will likely yield more today than it will in 5-10 years--probably SIGNIFICANTLY more. If you really go after 9.6s, keep it--I would--but if you don't, sell it and buy another copy later for less.
